Crossdock Development seeks to find undervalued land and negotiate the best land price and deal terms for our investors. We have followed up after other real estate firms that have narrowly focused on a specific development layout and program. Our careful examination of all land characteristics, potential impediments, and infrastructure enable us to create and find multiple solutions that can drastically reduce construction costs by millions of dollars.

Besides real cost savings in land acquisition and proven site solutions, Crossdock conducts a careful evaluation of market conditions for land acquired for a particular asset class. Additionally, we work with local communities to see if the community has programs that provide financial/economic incentives for potential tenants or build to suit customers. We identify advantageous programs associated with a property such as opportunity zone, enterprise zone, foreign trade zone and where a property might not have one of these designations. We seek to increase the value of the property by exploring the implementation of these to property under our control.

Meet Lee Wilburn

Managing Director – Investments

Lee Wilburn has forty years of land acquisition in all asset classes and has a knack of locating undervalued land that has tremendous upside. Lee manages Crossdock’s investment assets to ensure that they fit with market trends and needs. Crossdock Development’s development program consists of careful underwriting to ensure that the land is compatible with financial goals. Land is fully vetted for entitlements, market conditions, economic incentives and labor studies. A testament to his land acquisition expertise in his successful 140 Ac. Development at River Ridge Commerce Center in 2007 – 2012 that landed one of the first 1 million s.f. Amazon Fulfillment Centers and became home to another 1 million s.f. of tenants.

Meet Scott Moser

Project Manager – Investments

Scott Moser has twenty-five years as a professional engineer designing and project managing all asset classes. From identifying land, to purchase agreement and underwriting, Scott ensures that the final design and construction is completed on time and on-schedule. Not just singular user developments, Scott has been sought out to master plan mixed-use and industrial park development due to his extensive background in planning and engineering with specialties in drainage, traffic and transportation engineering. His engineering involvement in a number developments have resulted in award winning facilities; a first of its kind – one of the initial prototype Amazon’s fulfillment facilities in 2011. This project was a year long design build with many moving parts changing throughout the lifecycle of the project as the prototype plans and specifications evolved.
