Crossdock Development seeks to find undervalued land and negotiate the best land price and deal terms for our investors. We have followed up after other real estate firms that have narrowly focused on a specific development layout and program. Our careful examination of all land characteristics, potential impediments, and infrastructure enable us to create and find multiple solutions that can drastically reduce construction costs by millions of dollars.
Besides real cost savings in land acquisition and proven site solutions, Crossdock conducts a careful evaluation of market conditions for land acquired for a particular asset class. Additionally, we work with local communities to see if the community has programs that provide financial/economic incentives for potential tenants or build to suit customers. We identify advantageous programs associated with a property such as opportunity zone, enterprise zone, foreign trade zone and where a property might not have one of these designations. We seek to increase the value of the property by exploring the implementation of these to property under our control.
