LEXINGTON KENTUCKY PLANNING AND ZONING APPROVES 1 MILLION S.F. SPECULATIVE INDUSTRIAL PROJECT

Crossdock Development received unanimous approval for over 1 million s.f. of speculative industrial buildings along I-64/I-75 at the Newtown Pike exit. With both east-west (I-64) and north-south (I-75) interstates, Lexington is centrally located and provides tremendous access to a significant portion of the United States population within a days drive. Crossdock’s new 1 million s.f. project allows direct access to either interstate.

Construction of the two facilities; each 502,000 s.f., is scheduled to commence in 2023 and will be available for sale or lease. Our first facility in Lexington in 2014, is the largest logistics facility in the City at 521,000 s.f. and it is home to Sumitomo Electric Wiring Systems. Sumitomo’s Lexington facility is one of the largest buildings constructed in its 400 year history. In 2014, Sumitomo had outgrown its existing Lexington facility and required a larger Class A state-of-the-art facility to support its growing automotive account with many of the manufacturing plants in the region. Crossdock’s newly approved 1million s.f. development is the largest and most flexible set of buildings to be planned since our 2014 Sumitomo facility.

Many other companies have also found Lexington to be a desirable location to situate their business due to the University of Kentucky’s emphasis on cutting edge research (Cold Stream Research Park minutes away) and access to graduating students. Additionally, Lexington’s location is nearly equidistant between Louisville and Cincinnati providing proximity to both of these urban markets.

The Lexington Market is considered one of the most constrained mid size markets in the United States due to a scarcity of industrial zoned land. Even more scarce are fully entitled Industrial Properties. This makes Crossdock’s (2)-502k s.f. buildings very desirable for any business that is time sensitive and needs to be operational in Lexington in short order.
