502,000 s.f. Speculative logistics facility Approved by LFUCG Planning and Zoning

Crossdock is pleased to announce Our second facility to the Lexington MSA totaling 502k sf. Our first facility in Lexington is the largest distribution facility in the City at 521,000 s.f. and it is home to Sumitomo Electric Wiring Systems. Sumitomo’s Lexington facility is the largest building constructed in its 400 year history. In 2014, Sumitomo had outgrown its existing Lexington facility and required a larger Class A state-of-the-art facility to support its growing automotive account with Toyota’s Georgetown Assembly Plant 20 miles away.

Similar to Sumitomo, other companies have found Lexington a desirable location to situate their business due to the University of Kentucky’s emphasis on cutting edge research (Cold Stream Research Park minutes away from Crossdock’s 502k Newly Planned Speculative Logistics Facility) and access to graduating students. Additionally, Lexington’s location half way between Louisville and Cincinnati provides proximity to both of these urban markets. Automotive suppliers continue to be near Toyota’s Georgetown Assembly plant. However, these automotive suppliers do not desire to conduct business in Georgetown but on the outskirts (Lexington) so they are not competing with Toyota’s Georgetown labor supply.

With both east-west (I-64) and north-south (I-75) interstates, Lexington is centrally located and provides tremendous access to a significant portion of the United States population within a days drive. Crossdock Development’s new 502k property resides along a stretch of interstate that encompasses both I-64 and I-75 that allows a user direct access to either interstate.

With the Lexington Market considered one of the most constrained mid size markets in the United States, Crossdock’s newly approved 502k s.f. property is the largest and most flexible building to be planned since Crossdock’s 2014 Sumitomo facility. Land availability for industrial is considered a premium and difficult to find fully entitled Industrial Property in the Lexington market. This makes Crossdock’s 502k s.f. building very desirable for any business that is time constrained and needs to be operational in Lexington in short order. This facility has been master planned as a multi tenant facility that allows for separate security fencing and access for each individual business.

Location, Readiness, Proximity to University Research and Automotive Manufacturing make Crossdock Development’s new facility in Lexington a home run for any business owner.
